The economic repercussions of urban regeneration in Italy

Urban regeneration initiatives, with a long-term vision, will affect over 11.4 million square meters in total across the 14 Italian Metropolitan Cities, generating an added real estate value of €54.65 billion, indirect impacts of €51.25 billion, and induced social benefits amounting to €55.2 billion. These were the findings of the report issued by Scenari Immobiliari in collaboration with Urban UP | Unipol. In particular, urban regeneration is estimated at an added value of 8.7 billion euros for Milan and 22 billion for that of Rome, with the creation of social value worth 20 and 47 billion euro respectively.

 

Urban regeneration in Milan

Milan has been able to integrate different urban policies — from environmental sustainability to social cohesion, from the enhancement of culture and innovation to the management of economic growth — allowing it to evolve in a harmonious way and to respond effectively to the needs of the present. Looking to the future, with events such as the 2026 Winter Olympics, Milan continues to invest in its transformation, striving to maintain a balance between innovation and tradition, economic growth and sustainability, international openness and safeguarding its local identity. 

One example of this is the new sports park in Rozzano, (MI), an area of 4,000 m2, created to promote an active and healthy lifestyle, featuring a multipurpose sports field, as well as equipment for free training, making the facility a new, attractive gathering place for the neighbourhood. The park stands out for the use of high-quality materials and innovative technologies supplied by Mapei. Thanks to these products, it has been possible to create sports fields with different shapes and functions, and to obtain vivid colours that enrich the aesthetic appearance of the areas

Urban regeneration in Rome

In Rome, the urban regeneration process has followed a path marked by some discontinuity, with numerous interventions carried out in response to specific needs or opportunities. Although these initiatives have led to significant improvements in some areas of the city, a unified strategic vision capable of integrating the different actions into a long-term plan has been lacking in many cases. In this context, it is important to reflect on how to ensure a balance between the different areas of the city. In some central areas, for example, investments have contributed to the enhancement of the urban heritage and to their economic growth, but sometimes with side effects such as gentrification. On the other hand, the suburbs, where a significant part of the population lives, still need structural interventions to be fully included in the regeneration process.

Looking to the future, considering the issue of security in cities is also key. Creating inclusive, well-designed and illuminated urban spaces, and improving the perception of security in neighbourhoods is essential to build a city where everyone can live and move peacefully, promoting social cohesion and collective well-being.
